Access Statement



This access statement aims at accurately describing the facilities and services that we offer to all our guests/visitors and suitability for those with access needs. It does not contain our personal opinions.

Mallard Cottage, built in the early 18th Century is located in Winchester, Hampshire. The property is a grade II listed building and whilst we aim to meet the needs of all our guests, there are some features of the property which might make access difficult for people with limited mobility.

The approach to the main entrance from the private car park off Chesil Street is flat. The area from the main entrance to the guest door has brick and stone paving. The door to the guest area is slightly raised (approx 10cm). Once inside the guest door, the ground floor level accessing the communal dining room, lounge and kitchen areas are flat.


Communal Area

• From the front door entrance, you enter immediately into the lounge and dining area. This leads to an open plan kitchen and stairs on left side.

• The flooring is limestone.

• From the lounge is a carpeted stairway with banister followed by twelve steps to the first floor hallway.



• None of the guest bedrooms are accessible by wheelchair. All guest rooms are on the first floor and are accessed by a staircase with banister.

• Bedrooms have level access from the guest hallway.

• These rooms offer double accommodation (double/king bed) and have shower en suite.

• A television is provided in each room. All televisions have inbuilt subtitle features.

Arengo Room:

• has a double bed (4ft 6in) with access from both sides.

• has oak wooden flooring.

• has a dormer window bay seat.

• has a built in wardrobe

• route to the bedroom is 680mm wide.

• route to the ensuite shower room is 600mm wide. Shower tray is 20mm high and shower entrance 560mm wide. 

Quinn Room:

• has a king bed (5ft) with access both sides.

• has oak wooden flooring.

• has 2 built in wardrobes.

• has a feature barn sliding door.

• route to the bedroom is 680mm wide.

• route to the ensuite shower room is 620mm wide. Shower has 50mm high walkin floor rail and shower entrance is 420mm wide. 


The Kitchen & Breakfast

• You have full use of the guests shared kitchen which has a granite work surface, sink, fridge freezer, dishwasher, hob and oven.

• For breakfast a selection of eggs, cereals, museli, porridge, toast, jams, croissants, fresh fruits, natural teas & coffee are provided for in the guests kitchen.

• A cooked breakfast, which if requested is an additional fee.

• Breakfast is served between 0730am and 0900am Monday to Friday and 0800am-1000am Saturday, Sunday and Bank / Public holidays.

• We strongly advise anyone who suffers with any food allergies, to make this aware at time of arrival and we will do our best to provide for you.


Outside Areas

• A private car park for one vehicle less than 2.2m in length is at the entrance to Mallard Cottage.

• We have a pretty garden which guests have access to. There are concrete slab steps leading down to the river side. This area might be uneven and guests are advised to take extra care while walking and exploring the garden.

• There are tables and chairs in the garden for guest use.


Additional Information 

• There is a fire blanket and fire extinguisher located in the lounge area. 

• Mallard Cottage is protected by a fire alarm system. Please make us aware of any hearing impairments. Their are smoke detectors in every room and a carbon monoxide detector in the kitchen area.

• The fire exit is through the guest side entrance door or guest patio doors and a second fire exit through the private building via the kitchen door. Each room has a Fire Evacuation Plan and Emergency Torch.

• Smoking is not allowed anywhere inside the guest house.
